Buying and selling a home.

Covid has revealed a lot about you and what is important to you. You went from loving your beautiful 1600sqft. home with 3 beds 1.5 bath with your spouse and couple kiddos. To all a sudden realizing; HOLY SHIT THIS PLACE IS SMALL. Am I right, or am I right? 


I can not tell you how many clients have reached out to me during the pandemic with the need of upgrading their home. Being squished inside 24/7 with your family makes you really appreciate personal space... With the need for an in home office to top it all off... can equal disaster. 



So. The question then becomes. How the heck do you buy and sell a home at the same time, in this crazy market? Thankfully you have me to help guide you through that process 🍍

The very first step, and yes you've heard me say this before, is to talk with a TRUSTED mortgage lender! Yes, this is extremely important... why? Because we need to know first and most importantly are you able to finance two properties at the same time. Remember, if you do not qualify to maintain both mortgages, you will not be able to buy first and then sell. You would need to sell the property in order to purchase the new one. Once again, why it is so crucial to speak with a lender first. 

If you DO QUALIFY to purchase before selling we will need to know your pre-approval amount, down money, type of loan, etc. (All of the same info. as when you purchased your previous property)
In todays market this is key. We need to have the pre-approval process done before you start home shopping. 


Why?
In today's market, homes are moving so quickly, that by the time you started the approval process and completed it... the home will most likely already be SOLD. Yes, I am not exaggerating the slightest bit. Speed is key. Getting your pre-approval in advance will help ensure this. 

Second, prepare your current home for a quick sale. 
Fix any known issues in your home. If you accept a contract that has an inspection on it, they will come up anyways so might as well get it taken care of beforehand. 
Less stress for you, the buyer and everyone involved. 

Be willing to gear your offer towards the sellers needs. Just like when you sell your current home... you will want to make your offer extremely appealing to the seller. Remember, they are in the same boat as you... most likely juggling buying and selling. The more we gear the offer towards their needs... the more likely you are to get your offer signed. ✓
