A perfect end to the year
I think we all are in agreement 2020 has been a whirlwind of a year. I know personally I have felt every single emotion you could possibly imagine.
In the beginning, it was hell yeah, 2020 gonna kick some ass woo! Then March rolled around... and BOOM. The world as we know it SHUT DOWN. Real estate was shut down. My entire life completely crumbled. No one really realized how serious things were about to get. Then all of a sudden... BOOM, real opens back up and HOLY SHIT everyone and their 10 distant cousins wants a house!!
For some families home-ownership seemed impossible. But of course, working with amazing people, we get shit done 🙌
When I met these guys they were one of these couples. Unsure of this crazy market, first time buyers and had a bad experience previously trying to purchase. Homes are FLYING off the market, literally within hours, so we knew we had to be aggressive.
This couple was a referral from an awesome past client. They were pretty specific about where they wanted to be at and so the search began. Pretty shortly after speaking we found Bellevue which was a recently redone cape cod and it was near grandpa's house 😍 Like, literally 3 minutes away... so already before seeing the inside this house was on their radar.
When we looked at the house they had their one son with them. He ran around the house and you could see the wheels turning. He kept asking questions, why we were there, and making comments how he liked the house. As we walked around all my clients had were smiles on their face. I could tell they really loved the home. It was fresh, clean and perfect for their family of 4. As we continued to walk around checking out the mechanicals I noticed the little boy was gone. I did not think much of it at the time. As we continued we proceeded to head outside to check out the garage and back yard. And let me tell you, I could have teared up. Their son was running around the yard, jumping off some rocks that were in the back yard and having a blast. Mama just stood there, watching, with a huge smile on her face.
Right then and there I knew this was the one. I knew I had to do everything I possibly could to get them this house. Just seeing the happiness on their sons face, running around, laughing, the big ass smiles on their faces. I just knew. We spent about 45 min total at the property discussing different options, how offers work, and really going in depth on what the process would entail.
After talking a little, they decided this was the one, and they wanted to pursue putting in an offer. We talked about options and what needed to happen in order to put the offer in. We also talked about strategy and what they wanted to do as far as putting in the strongest offer possible... Now I knew I had to get to work.
So who was my first call? Of course my amazing mortgage lender Chris Daub!! I let him know the situation and he got straight to work, knocking out everything we needed immediately, and helping me come up with the best possible offer my guys were comfortable with. We submitted that evening and said a little prayer... We had done everything we possibly could, but also making sure the client was comfortable with the numbers. The offer was submitted and now we wait...
The next morning I received a notification that there were multiple offers and to submit highest and best. F@%*. Multiple offers in this market are very common, but it just added to the stress for these guys. We ended up going up against 8 other offers. All being extremely close... The listing agent called me, asking about my clients offer and questioning the lender we were using. And now, we wait.
Needless to say, our offer was chosen 👏 That was one of the best phone calls I was able to make. The excitement in their voices made me so happy for them.
45ish days later we get to closing day! We had a chilly walk-through that morning. My clients had huge smiles from ear to ear. Dad barely said two words, I don't think he could actually believe we made it to this point. In an hour they were going to be homeowners. Then they told me, probably, one of the best stories of my career.
So a little background on these guys. They moved back to PA from NJ and were living with their parents while trying to find a place to live. Their two boys ages 12 and 5 had NO idea mom and dad were looking for a home.
For Christmas, the 12 year old wrote to Santa, that he wished they got a house for Christmas. Well buddy, Santa delivered big time. 🎅 Because you are getting that house, with your OWN room, and a HUGE yard to run around and play in. How amazing is that?! And what a way to end 2020!!
