Wow... busy weekend...
Holy mother of real estate... this weekend was BUSY.
Three of my wonderful clients were able to go under contract over the weekend! 🎉 I am beyond happy for all of them!
First off, congratulations to my seller in Oxford for getting a CASH offer on your investment property! Time to move onto bigger and better things!
Next is a beautiful family who had been hoping to own a home for a while. We searched and searched but none of the homes were quite right. When we came across Newport Cir. I knew we had to act quick... As soon as we saw the house, the work began and the offer was submitted immediately. The next day I learned we were up against another offer. With a little bit of negotiating though we did end up winning the home! That was probably one of the best phone calls I have made in a while. The sheer excitement in someone's voice when you tell them they just bought a house... it is one of the best feelings in the world.
Finally... now this is a good one. Probably one of the most STRESSFUL offers I have put in, in my 5 years of real estate. Sunday morning I showed this young family a beautiful cape cod. As soon as we walked in I could tell this was the one. Smiles from ear to ear the entire time we were in the house. And, what topped it off, seeing their son running around in the large back yard.
Now, I knew going in there were already offers on the property. We were going to have to be aggressive in order to compete with the other offers. I immediately got ahold of my amazing mortgage lender, Chris Daub with Sierra Pacific Mortgage, and he began working on the approval immediately.
In the meantime, like I always do, I sent out the docs to the buyer and tagged along to the mall with a friend. It was her sons birthday (Happy b-day Jr!) and we were going to build a bear.
Thank goodness I brought my laptop...
Offers are due by 6pm... at 4:45pm we find out there is an issue with financing, nothing major, but all docs need to be changed. So, being the badass agent I am. I whipped out that computer, set it on top of the stroller in build a bear and started writing up the offer. Thank goodness for my girlfriend who kept my crazy toddler busy so I could get this done.
Finally, after an hour and a half of battling for internet, everything was complete. Offers were due at 6pm... I submitted at 6:02... f**k! But I did all I could, we put in an extremely strong offer, and now we wait.
At 9pm when I was crawling into bed for the night I just happened to glance at my emails. Which I never do that late (yes I said late). And there is a was, the signed contract. The running around, stressing out and sweating all over build a bear was worth it. What a way to wrap up the weekend.
I decided to take some quality time for myself Sunday and go for a hike before the torrential downpour started. That is always a good way to unwind, destress, and get ready for the next week 💪
Congratulations to the three families whos lives were changed over the weekend. And what an amazing way to end 2020!
