Merry Christmas from my family to yours

Merry Christmas to all my family and friends! 🎄 I hope everyone had an amazing day. My day has been so full of love and appreciation. Alana must have known Santa visited because she was wide awake at 6am. 😳 She walked down the hallway and it was still dark out. The only light that was on was the Christmas tree and twinkle lights in the kitchen. It was perfect.  She immediately went over to the baby shark presents as expected 😂 But as she started to go through things Her favorite by far ended up being the shopping cart. She has been playing with it non stop, putting all her different stuffies and toys in it and taking them all over the house. It's fucking adorable.  She played all morning with that damn cart. Wheeling it around, chasing the puppers. It was great. We then headed over to visit with family. Christmas came early~!

  It's the most wonderful timeeeeeee of the yearrrrrrr!  ♭♮♭ Especially for the Trout family who just purchased the PERFECT home for their family!  So a little back story on these guys... I met the Trout's back at an open house I was hosting.. maybe 2 years ago now. I was about 7-8 months pregnant with my daughter and funny thing.. my buyer was pregnant as well. I think that is why we initially bonded immediately.  They walked through the house, but I could tell the home was not for them. We had a short, but meaningful conversation about their goals and what they were looking to do.  They were in the process of getting their home sold in Maryland and moving back up to PA. It was a fun adventure filled with snarky ass comments (coughbencough), which I gotta say makes my job so much more enjoyable. 😆 When we first came across the property there was some hesitation at first... the septic was shot and needed replaced.  Today was a pretty monumental day for me. I conquered something that I have always been terrified to do... I did a snow hike, in a new location, ALONE .  Link and info for the hike at the end of this post. If anyone else was doing it I would say you're crazy. No way in hell, turn back, find someone to go with you NO NO NO!  But, being who I am, I decided why not, lets give yourself a challenge.  (for all of you going OMG what is wrong with you don't worry, my girl knew where I was, I had a map, I am an experienced hiker in this terrain and I use my brain).  Any-who, I was pumped driving up to the mountain-- blasting slow jams in my jeep. Talking myself up and ready to go!  It was absolutely perfect. There was NO ONE in the parking lot, NO ONE on the trail, and I did not see or hear a single person until I got back to the jeep around noon. It was just me and nature. Let it SNOW

What a snowstorm that was! How much did you get?! And where are you located at?? Here in Mohnton (Berks county, PA) I had about 8-9". So of course my ass decided to take my jeep out and see how it handled in the snow. Like a DREAM, let me tell you that thing is amazing. I am beyond thankful for my clients who trusted in me and allowed me to finally purchase a nice vehicle for me and my daughter. 😄 The first of my new adventures took me back to French Creek . Yes I know y'all are thinking I am crazy for being out in the freezing cold BUT let me tell you I have figured it out finally!  I am anemic so believe me when I say I get it! But winter hiking is probably one of the most beautiful times to hike! All you have to do is layer yourself. (Keep in mind I am severely anemic and anything below 60 I have a sweatshirt on).  And I was peeling layers off because I was starting to sweat. It works. Our Nolde Forest Adventures...

 Alana and I have been venturing out recently and exploring new hiking areas.  One that is fairly local is called Nolde Forest, link below. We have been walking this one quite a bit recently.  Nolde Forest This park has over 700 acres of ponds, streams and forest to explore! Without the property equipment (back pack to carry mini when she gets to tired/stubborn to walk) we have not been able to explore to far. But WOW this place is awesome. The scenery is beautiful and there is plenty of wildlife to check out along the way.  The trails that we have done so far are fairly easy and flat. Washed out a little bit from all the rain we have had recently, but still walk-able. This is not going to be a trail to take the stroller down though... You will definitely have to hoof it. One of my favorite things that this park has to offer is all of the educational hikes/talks they offer! This is great for anyone of all ages.  I without doubt, recommend visiting this park if y...

Woo happy December! And man what a good start we are off to! It is going to be a busy month wrapping up sales.  So thankful that on Friday we were able to settle on the Oxford house! It was a bumpy ending BUT that is exactly why I work with the best in the industry. A huge thank you to the title agents who got everything done for this deal done on time ✔ My seller was an awesome client and I am so happy I was able to help him get his investment property sold this time around. He had it listed with another company previously, and had it listed for sale by owner, with no luck. But in pricing it CORRECTLY, after some convincing, we were able to get a CASH deal with no inspections. Talk about easy peasy.  AND if you are local, definitely check out Zooks Pies in Ronks ( 3194 Harvest Dr, Ronks, PA 17572) Lancaster County PA! My seller works delivery here and brought me a couple of goodies on closing day... Beef and chicken pot pies! Delish! My daughter absolutely loved devourin...

A day of planning...

So I am dead. Like, COMPLETELY dead right now. Most of my buyer's are waiting until after the holiday to start back up their search. Listings are holding off for various reasons. So, I decided to take a break from lead generating today and work on my business plan. Needless to say it has been very interesting seeing where I was last year compared to now..  While reading through different articles of ways to revamp my business for 2021... and I came across an article talking about a Mission Statement and Core Values. I thought to myself hmmm... I do not think I have actually ever sat down and did this for my business. Never thought it was that important to do.  All of these questions started popping through my head so I jotted everything down... What are your values with your business and personal life?? Well, ugh... and I wrote a few things down. Then a few more. Until I came up with 10 words that I felt truly represented me and my business. I ended up narrowing it down to 5 ...
